Malaysia My Second Home (MM2H) is Malaysia’s long-stay residence programme for foreigners. It gives you a renewable pass to live in Malaysia for 5 to 20 years, with your family. The programme was rebuilt in 2024 around tiers, and the money you need depends on the tier you choose.

The four tiers

Tier Fixed deposit Minimum home Pass Participation fee
Platinum USD 1,000,000 RM2,000,000 20 years RM200,000
Gold USD 500,000 RM1,000,000 15 years RM3,000
Silver USD 150,000 RM600,000 5 years RM1,000
Special Zone USD 65,000 (age 21 to 49) or USD 32,000 (50+) About RM500,000 10 years RM1,000

Platinum, Gold and Silver need you to be at least 25. The Special Zone tier is open from age 21, but you must live in an approved special economic or financial zone. So far the only one named is Forest City in Johor.

The fixed deposit

The deposit is the biggest cost. You place it in a Malaysian bank in your own name and it stays there while you hold the pass. After approval you can take out up to 50% for buying your home, education, medical costs or travel within Malaysia. One MOTAC document says withdrawals start only after one year, so ask the MM2H centre before relying on it.

There is no monthly income requirement any more. The older offshore income rule was dropped for all tiers.

The property rule

Every tier must buy a home in Malaysia at or above the tier minimum. You cannot sell it for 10 years, though you can upgrade to a more expensive one. The purchase must be completed within a year of your pass being endorsed.

The state minimum for foreign buyers also applies. In Kuala Lumpur and most states that is RM1 million, which is higher than the Silver minimum of RM600,000. Silver applicants therefore often look at Penang mainland, Melaka, Sarawak or other states with lower thresholds.

Fees you will pay

For a single Silver applicant, the fees come to about RM6,500 before the visa fee. The deposit and the home are much larger, but they are assets you keep.

How long you must stay

If you are under 50, you and your family together must spend at least 90 days a year in Malaysia. From 50 there is no minimum stay.

Who you can bring

Your spouse, children under 21 (unmarried children up to 34 who are not working in Malaysia, and disabled children of any age), and your parents or parents-in-law. Only Platinum holders can bring a foreign domestic helper. Health insurance is needed when you renew or add a dependant if you are under 60.

Things to know before applying

Use the checker to see which tier fits your money and family, and what you will pay up front.
